About Virtual Staging
Virtual Staging is a Japanese web tool that turns photos of empty rental units into listing-ready material. You upload vacancy photos, and the AI adds CG furniture, removes existing furniture, replaces a grey sky with blue, or corrects the photo, while keeping windows, walls, floors and the view unchanged. It is built for rental brokerages and property management companies in Japan, and the main unit it sells is a listing pack for one property.
What sets it apart from single-image staging tools is the focus on compliant real estate advertising and on the full set of assets an agent needs. Every edited image gets a CG disclaimer burned in on the server, which cannot be turned off, and the original photos are always included in the export. The tool also produces a short vertical property video and listing copy in Japanese with English and Chinese reference translations. The site states it is not an official tool of SUUMO, LIFULL HOME'S or any portal. Pricing is in yen and excludes tax.
Upload up to 20 interior and exterior photos (JPG, PNG or HEIC, up to 15 MB each); the site sorts interior and exterior shots automatically. Choose an edit per photo: staging, furniture removal, blue-sky replacement, photo enhancement or a second angle. For staging, pick the room type (living room, Western-style room, Japanese-style room, DK or kitchen) and a style such as Modern, Nordic, Japanese modern, Hotel-like, Japandi or Industrial.
Pick the disclaimer format (portal standard, portal detailed or general SNS) and its position, then generate; each photo takes roughly 30 to 60 seconds. If windows or columns appear altered, the tool warns you to regenerate or exclude the image. Next, enter the layout, size, rent and nearest station to draft the listing copy, and build a 9:16 video of 15 to 25 seconds. Finally download one ZIP containing originals, annotated edits, the video, the copy and disclosure wording, named by property ID, plus a share page and QR code.
