Know which locations are worth pursuing.
About Locus
Locus is an AI location intelligence and site selection tool for deciding whether a physical location is worth pursuing. You pick a spot on the map, or paste a property listing link, and Locus assembles the signals around it: population and household income in the catchment, foot traffic and its weekly pulse, nearby competitors and the intensity of the local market. An AI assessment combines these into an opportunity score and a written read of the site, which can be exported as a client-ready report.
The problem it addresses is that a pin on a map makes an address look tidy while hiding what actually decides whether a shop, office or franchise unit will work. Pulling demographics, footfall, competitor lists and reviews together by hand takes hours per site, and the result is hard to present to a client or a landlord. Locus is built for three kinds of user: commercial real estate agents and property advisors preparing a defensible report for a viewing, pitch or lease negotiation; franchise and multi-site retail teams comparing territories before a rollout; and business owners tracking how their local market shifts after they have opened. The company is based in London and prices its plans in US dollars.
You start on the map. Select a location or use a property listing link, and Locus shows the population and gender breakdown of the central catchment, household income, foot traffic strength with a seven-day pulse, and the competitors that shape local market intensity.
A research run then produces the AI assessment, which combines those local signals into an opportunity score out of ten and a recommendation. On higher plans you can compare up to five locations side by side, view heatmaps, travel time and catchments, and save projects, shortlists and comparisons. Reports export as PDFs and can be white-labelled for clients.
After a decision, Pulse keeps the neighbourhood in view by turning reviews, competitor movement, reputation and market rank into a live read of what has changed, with weekly digest emails and alerts. Locus also offers an MCP server, so an MCP-compatible AI assistant can query its location data and the saved reports you permit.
- •Location signals on a map - Population, household income, foot traffic and competitor landscape for any selected site or property listing.
- •AI assessment and opportunity score - Local signals combined into a scored, written recommendation that explains the opportunity at a site.
- •Client-ready reports - PDF export on every plan, with white-label reports and comparison of up to five locations for advisors and teams.
- •Pulse monitoring - Ongoing tracking of reviews, competitor services, prices and offers, reputation and market rank, delivered as weekly digests and alerts.
- •Ask Locus - An AI agent, in beta on the Grow plan and available with live dashboard context on Monitor, that answers questions about areas, sites and the data behind them.
- •MCP access - Connect your own MCP-compatible AI to Locus data and your saved reports, with reads that use no research credits.
Locus is aimed at commercial real estate agents and property advisors who need a credible, evidence-backed site report for a client meeting or lease negotiation, and at franchise and multi-site retail teams shortlisting trade areas and checking for cannibalisation before expanding a network.
Entrepreneurs with a shortlist of sites for a coffee shop, gym or clinic can validate them before signing a lease, and can buy a single location report without a subscription. Existing business owners and local marketing teams can use the monitoring plan to watch competitors, review sentiment and local search visibility over time. Teams researching underserved areas and commercial premises at scale can use the Grow plan's area research and property inventory features.
