Virtual staging and 360 tours for real estate. Reveal your property's potential, from your photos.
About roompano
roompano is an AI virtual home staging tool built for real estate agents and brokers. You upload a phone photo of a room, choose what the AI should do with it, and get back listing-ready visuals: an empty room furnished in a chosen style, a dated room restyled, a cluttered room cleared, a dark photo corrected, a grey sky replaced, or several photos of one room assembled into a 360 panorama. The problem it addresses is a familiar one in property marketing: buyers struggle to picture themselves in an empty or badly presented home, and physical staging means furniture, a stager on site and a lead time of days or weeks. roompano runs in the browser, needs no app, no 360 camera and no floor plan, and returns results in seconds.
What sets roompano apart is that compliance is built in rather than offered as an option. Every generated image carries a visible, non-removable "Virtual staging" label plus machine-readable AI marking in the file metadata and as C2PA Content Credentials, and the original photo is kept with a fingerprint so the edit can be proven later. The company frames this around the French Consumer Code rules on misleading practices and Article 50 of the EU AI Act, and its English pages also point to MLS disclosure rules and the NAR Code of Ethics. By default the AI only adds furniture and decor: walls, windows, doors and floors are preserved unless you explicitly allow a surface to change. The service is French-first, with exports sized for SeLoger and Leboncoin, and it is priced in euros on a credit basis where one credit buys one generation with three variants.
You start in the browser workspace by uploading a JPG or PNG photo of up to 20 MB, or by trying one of the sample photos. The site recommends shooting straight on, in good light, at chest height, because a sharp photo beats a distorted wide-angle shot.
Next you pick the tool from the sidebar: Furnish, Restyle, Declutter, Enhance, Sky or 360 panorama. All six work on the same uploaded photo, so you can switch between them without uploading again. For staging you choose the room type from eight options (living room, bedroom, kitchen, bathroom, dining room, home office, entrance and terrace or outdoor) and a style from twelve, ranging from Scandinavian, Minimalist and Japandi to Parisian Haussmann, French Country, Art Deco and Industrial loft. A default set of furniture is preselected for each room type, and you can add or remove pieces such as a sofa, rug, floor lamp, bookshelf or curtains. Floor, walls and ceiling stay untouched unless you tick them.
You then generate. One credit produces three variations to compare. You can keep the best one, run another style, or add a plain-language note such as "no rug" or "lighter wood". If a generation fails the credit is refunded automatically. For a 360 tour you supply up to five photos of the same room taken from different angles, and the AI assembles an equirectangular panorama that buyers can drag around.
Finally you export. Visuals download in high definition, with 4K export on the paid plans, at portal sizes, and 360 tours publish as a public page whose link you paste into a listing's virtual tour field or send to a buyer by WhatsApp, SMS or email.
- •Furnish an empty room - The core virtual staging tool. Upload a photo of an empty room and the AI adds furniture, rugs, lighting and decor accents at the right scale for the room type and style you pick, without altering walls, windows or volumes. You get three variants per credit. roompano positions it for empty properties, bare new builds and rentals where buyers or tenants find it hard to imagine the space lived in.
- •Restyle and Declutter - Restyle keeps an already furnished room but swaps its mood, changing furniture, colors, materials and textiles while preserving the real structure and proportions, which helps when a seller's dated or very personal decor puts buyers off. Declutter removes boxes, laundry, personal items and surplus furniture so the room reads clearly, adding nothing. The two can be combined: declutter first, then furnish the cleared room in a different style.
- •Enhance and Sky replacement - Enhance is a plain photo correction that rebalances exposure, lifts shadows and raises sharpness with no object added or removed, and the result is labeled as AI-retouched rather than virtually staged. Sky replaces an overcast sky on an exterior, terrace or garden shot with a clear day or a sunset, and recomposes the scene's light so it stays consistent.
- •360 tour from phone photos - roompano calls this its main differentiator. From several ordinary photos of one room (up to five, from different angles) the AI builds an equirectangular panorama that buyers explore floor to ceiling by dragging. No tripod or specialised 360 camera is required, the tour can be built from the same photos used for staging, and it is shared through a public link.
- •Compliance by default - Every generated visual carries a burned-in "Virtual staging" label, a "Non-contractual image" mention and machine-readable AI marking via metadata and C2PA Content Credentials, on the free trial as well as paid plans. The original photo is kept with a hash so compliance can be demonstrated, and structural surfaces are only modified when you explicitly allow it.
- •Listing-ready export and credits - Images export in high definition at portal sizes, including SeLoger and Leboncoin formats, with 4K export on Independent and Pro (a 4K export costs one credit and is saved for re-download). Credits cover one generation each, failed runs are refunded, and unused credits roll over to the next month.
roompano is aimed squarely at real estate agents and brokers who need a property to photograph well for a listing this week rather than after a stager's lead time. Listing agents with vacant homes, empty new builds or rentals can use Furnish to show how rooms might be lived in, while agents handling occupied homes photographed as-is can lean on Declutter and Restyle to make cluttered or dated interiors legible without physically moving anything.
Agencies that care about disclosure will find the default labeling and C2PA marking useful, particularly in France and the wider EU where consumer law and the AI Act push toward marking AI-modified images, and in markets where MLS rules require staged photos to be disclosed. Because walls, windows and floors are preserved by default, the output is designed to show the real property enhanced rather than altered.
Agents who want a remote viewing option without buying 360 hardware can use the panorama tool to turn a handful of phone photos into a shareable room tour for listings or for sending to buyers directly. Independent agents with a modest monthly volume fit the 40-credit Independent plan, while busier agents producing many visuals a month fit the 120-credit Pro plan. Property managers and homeowners preparing a rental or sale listing can also test the workflow on the free Starter credits before committing. The product is French-first, priced in euros and tuned for French property portals, so French and European agencies are the most natural fit.
